Two years later, the strategy of the City and the real estate company Armorique, to which the premises were sold in September 2023 so that it could install a new business there, does not seem to be successful. In a press release sent this Monday, December 30, the municipality and the real estate company announced the launch of a call for expressions of interest (AMI) from January 6, with the ambition of “finding the future occupant who will revive the premises located at 22, rue Charbonnerie”.
The approach highlights the difficulties encountered by the property company on this issue. However, this must play a key role in the revitalization of the city center by bringing new commercial players into 15 to 30 cells in the city center in the next ten years. By relying, in particular, on the know-how of the Nantes-based Chessé group, specialized in commercial real estate and co-shareholder of the property company with Crédit Agricole and Banque des Territories.
Opposition criticism
Above all, the lack of progress on this first issue is far from constituting a good signal for the continuation of the municipal strategy. Hervé Guihard had already expressed to the real estate company his disappointment with the latter's first approaches, during a private meeting in January 2024. Without this at first glance leading to concrete results.
Enough to reinforce the opposition in its criticisms while city center commerce is not at its best. In September 2023, while the council validated the sale of the former France Loisirs to the real estate company, Raphaël Le Méhauté said he hoped that the latter could “live one day without the City”. A year later, Marina André believed that “actions do not follow words”.
“The AMI launched by the City is a desperate attempt to hide visual navigation which discourages local stakeholders and compromises the economic and cultural dynamics of the city center,” judges Corentin Poilbout. “Pre-empting a building without a credible alternative and without a structured plan is a demonstration of contempt for local entrepreneurs. »
