HASneedle piercing the sky of the capital up to 330 meters high, the Eiffel Tower has still fascinated as much for one hundred and thirty-five years. The ultimate domestic luxury? Gaze from home, from morning to evening, at her steel dress sparkling at set times. “Left bank or right bank, from the side alleys of the Champ-de-Mars to the summits of the Passy hill, this guaranteed aesthetic effect imposes a premium of 15 to 20%, or even more in the case of a belvedere terrace on the Iron Lady “, notes Roger Abecassis, president of Consultants Immobilier.

Far from playing the sleeping beauty, the icon of historic Paris continues to maintain his global legend: films (Eiffel, Mission Impossible…), series (Emily in Paris), significant events such as the fireworks on July 14, the countdown to the transition to the second millennium and, soon, the ballet of the Paris 2024 Olympic rings.

A show at a high price

And the rich candidates are ready to make any sacrifices to enjoy this show at home. “Surprising bidding wars, sometimes accompanied by compromises on the very standard of the building provided that it offers this postcard view. Like these lords tempted to reside in the guardian’s house in order to continually admire their beautiful castle”, continues Bruno Vallery-Radot, agency director of the Daniel Féau group.

Panoramas which, however, present differences. “A fantastic enhancer of the beautiful Parisian stones, the contemplation of the Eiffelian millefeuille is paid at a high price and depending on the number of visible floors: from 15,000 to 18,000 €/m2for the cap of the last level, from 18,000 to 22,000 €/m2for the two upper floors and beyond for the full view of the three modules and their feet”, figure Frank Sylvaire, president of Sotheby’s International Realty Paris Ouest.

“In the same street of 16edistrict, this full tourist view can double the bill compared to that of a property on the “bad sidewalk” side devoid of this amenity. But there’s even better: a double panorama of the steel guipure and the tree-lined Seine, a living tableau vibrating to the rhythm of the four seasons.” comments Guillaume de Blaÿ, agency director at Barnes.

A shield against turbulence

These bonuses are generally accompanied, at least, by a small balcony. “The overall valuation is very difficult to do, it is not a simple calculation which would be reduced to the mere quotation of square meters. Similar sales can serve as case law to help us,” explains Sophie Berg-Mennesson, CEO of the Daniel Féau group.

Isn’t the cost of these favorites insane? Quite the contrary, say professionals, for whom “paying for” the Eiffel Tower is the best investment in Paris. It is a timeless luxury, a solid shield against market turbulence, and the guarantee of immediate resale at a high price. Indeed, the scarcity of stock and its low turnover mean that customers are willing to wait several years to get their hands on that rare gem.

“Rue de Buenos-Aires, avenue Élisée-Reclus… The homes on the side alleys of the Champ-de-Mars are sometimes so close to the Eiffel Tower that you cannot see it in its entirety. But you can find what you’re looking for elsewhere, like these customers who target a high floor on Rue de Rivoli with peaceful car traffic: a view of the Tuileries garden, the obelisk of Place de la Concorde and the silhouette of the Eiffel Tower at the horizon, but without looking at the Seine”, depicts Alexis Caquet, president of Engel & Völkers France.

However, for her colleague Iris Tang, director of the Paris rive gauche agency Émile Garcin, “if the Eiffel Tower remains the most sought-after monument, seeing the Seine flowing, always in motion, is a lively postcard that hits the mark with rich suitors, often foreigners.” It is not uncommon for American clients to ask for night visits to follow the Bateaux-Mouches ballet under the stars. Fond of these exceptional pied-à-terres, they happily lend them to friends and offer them as prizes in charity raffles (charities) in the USA. « Offered from 4efloor, above the foliage of the trees, full views of the Seine are rare. Not everyone is lucky enough to have a property that has the same assets as the late Karl Lagerfeld’s apartment, recently sold, on Quai Voltaire. Also, some fall back willy-nilly towards views of the Grand Palais or the Opera, which also do the job very well. comments Marc Aversenq, director of the Michaël Zingraf Paris rive gauche agency.

The feeling of being somewhere other than the city

Pantheon, Invalides, Trocadéro… “In all cases, these gems are perfectly renovated and delivered turnkey after the intervention of an interior designer, who calibrates the decor and its furniture so that they best reveal the views offered”, explains Jérôme Quentel, director of development for the Vaneau agency network. The possibility of contemplating the historical remains of the capital is not the only asset of these extraordinary properties. “We move away from the noise of the tarmac and the sidewalks, we enjoy the clarity, a perspective, the vanishing point of a horizon which gives a feeling of freedom, of being somewhere other than in the city,” praises Raphaël Renzulli, director of the Atypical Spaces group.

This means going as far as the confines of the Butte Montmartre. “The dream triptych of its south-facing slopes (Rue Lepic, Rue Gabriel or Rue Berthe, Place du Tertre, etc.)? The sun, the silence and the panoramic view of the rooftops of Paris and the monuments of the capital. So many sources of pleasure which, if combined, can increase the bill by a third. explains Sébastien Kuperfis, president of the Junot group. A craze confirmed by the director of the Montmartre agency of the Barnes group, Marie Beauchet: “€5,000/m2additional: this is what Cinemascope aficionados do not hesitate to pay for! The price to pay to have the magical feeling of flying over the City of Lights in a helicopter every day. »
