17 hectares, 200 pitches… This is what the high-end campsite in would look like

Y will there soon be a large high-end campsite in , on the left bank of the Dordogne? The project is in any case on the table and a public inquiry has been opened until the end of January (1). It would be created on 17.7 hectares, on the edge of Grand Caudou beach, downstream of the dam.

The project provides for 200 pitches, including 120 mobile homes and so-called “four-season” chalets. The rest represents 80 bare pitches for tents, caravans or motorhomes. In terms of equipment, everything is planned for a four or five star service (read below), all open eleven months of the year.

A 2.2 ha lake could be dug, in addition to the existing one (3,400 m²). The area is currently exploited by the Desmartis nursery for the production of tree seedlings. There would be around 15,000. These would be “mainly preserved” to display the campsite, specifies the project presentation file.

As for buildings built on solid ground, they would be covered with photovoltaic panels or green roofs. The project leader also promises environmental requirements during the duration of the work and operation of the site.

“Between 7.5 and 8.5 million euros”

It is the Bergerac business leader Michel Conte who has been leading this project for several years. “I attacked it in 2015 and suspended it for economic reasons,” explains the businessman. Then things changed and I reactivated it. » Indeed, the hotel supply is rather low in Bergeracois. The creation of the Event Center, or even a whitewater stadium, will only increase the needs.

But there is no question of rushing things, affirms the project leader: “It is impossible to set a timetable,” underlines Michel Conte. After the public inquiry, the first week of February, there will be preventive searches. We will take the time to get things right. » He estimates that the forecast budget will oscillate “between 7.5 and 8.5 million euros”, and specifies that he has already acquired the land to carry it out.

The campsite was to be part of a vast project including the whitewater stadium, next to the dam, but also a pedestrian footbridge which would cross the Dordogne river. The first, carried by the Department, is progressing slowly and could return to the hands of the Bergerac urban area, which is also considering building the footbridge without waiting for the stadium.

The equipment provided

In the project, a reception building with grocery store, a games room, a bar and a restaurant, bicycle and karting areas, a laundry room and toilets for camper vans, an aquaplay area with outdoor swimming pools and indoor swimming pool are announced. , but also outdoor games: bowling alley, mini golf, children's games and sports fields. There would also be service and accommodation buildings for staff and another toilet block for unequipped locations.
