How much does it cost to buy an apartment in Toulouse, depending on the area? notaries of Haute-Garonne have just held their back-to-school press conference on the latest real estate figures in the department and have taken stock of the market and prices in the Ville Rose.

Historically low sales volume

Four districts above 5000 euros/m²

In Toulouse, the median price is a little higher, at 3250 euros/m² for old apartmentsPrices have fallen very slightly in one year, to -0.9%.

In detail, prices are falling in almost all districts of the Ville Rose. Four districts are above the median 5,000 euros/m² mark: Saint-Etienne (5210 euros/m², down 7.4% over one year); followed by the Carmelites (5110 euros/m², up 0.6%); Saint-Georges (5020 euros/m², down 3.7%) and finally the sector Capitol at exactly 5000 euros/m², down 9.6%.

Saint-Cyprien falls

In 2023, the Saint-Cyprien district made a remarkable entrance into the exclusive club of districts with a m² price of more than 5,000 euros. It was in fact a lightning passage: in one year, the median price per m² in the district fell by 15% and now stands at 4,370 euros.

“It was the the only district on the left bank to exceed 5,000 euros per m²emphasizes Me Frédéric Giral. Was it just a fad? It is also a neighborhood that attracts young buyers, who are less present on the market.

Here are the median prices per m² in old apartments, district by district, as well as the price evolution in % between 1er July 2023 and June 30, 2024, in Toulouse:
