It’s a topic that dates back several years. The Musikhall in Rennes had become a temporary concert hall during the work on the Salle du Liberté at the end of the 2000s. But the temporary had become permanent and hall 9 “suffers from problems of obsolescence, energy performance, accessibility and no longer meets the needs and expectations of the sector.” He will be renovated over the next three years.

An unprecedented contract

This agreement? an unprecedented contract in Rennes: “The Béfa (Lease in the Future State of Completion), over 20 years, relating to the renovation and operation of the large Rennes performance hall will be signed soon. It is intended to be taken over by Rennes Métropole from 2025, as part of an ongoing transfer of skills. ” THE cost of the operation rehabilitation is thus echoed partly by the owner on the future rent amount.

The latter ensures the private actor a 70% coverage of work costs by the City of Rennes, i.e. nearly 12 million euros out of the 17 million planned.

Then, the Pigeault group will receive a rent of 600,000 euros hors taxes per yeartaken care of by the future operator at the time of the opening of the equipment, planned for 2028.

What will change

Since summer 2023, architects, acousticians, thermal engineers, security officers, economists, etc. are working tirelessly on this major project. The room is completely renovated, only the glued laminated structure is retained.

The readability and comfort of the equipment will be greatly improved with its generous and bright hall as well as its adjacent services (lobby, bar, ticket office, catering, dressing rooms, etc.).

“The environmental aspect is completely integrated into this rehabilitation: reuse structure, biosourced materials, photovoltaic panels on the roof, etc.,” indicates the Pigeault group. The acoustics of the room will also be strengthened.

Total area of ​​the equipment 8,240 m²

The future performance hall will be able to accommodate up to 9,000 people in its configuration « debout »7,500 spectators in its “sitting/standing” configuration and 4,000 spectators in “all seated” configuration with a retractable 2,000-seat stadium.
