Major fire on a residential construction site: No delivery delay, assures the developer

The day after a violent fire which ravaged a building under construction on Boulevard Louis-XIV in Quebec, the company leading the residential project ensures that the event will have no impact on delivery times.

“As soon as the fire started, we were notified of the fire and our teams spent the night on site to assess the damage. Fortunately, we were ahead of schedule on this project, so we will still be able to deliver on time, in July 2025,” says the director of legal affairs at OÏKOS Construction, Chloé Jobin.

The large complex which was engulfed in flames even before being completed includes two buildings with 24 rental units. It is only one of the two buildings in the Oléa project that was affected by the flames.

“In the circumstances, we can say that we were lucky. It’s an unfortunate event, but there were no victims and there will be no major consequences,” continues Ms. Jobin.

She points out that the promotional campaign to find tenants who would like to move to the Oléa complex had only just begun and that “no one had yet expressed interest.”

The images that circulated on social networks Thursday evening may have given the impression that the damage caused by the fire was very significant.

No less than 75 firefighters from the Quebec Fire Protection Service (SPCIQ) took part in the extinguishing and ventilation operation. It took many hours before declaring the situation under control.

Accidental cause

SPCIQ spokesperson Alexandre Lajoie says the investigation is continuing to determine the cause of the fire.

“At this time, the investigation remains in the hands of the Fire Commissioner and there does not appear to be any criminal implications in this matter. If we discover clues leading us to believe otherwise, the investigation will be transferred to the police department.

Although he is not able to exactly identify the origin of the blaze, the spokesperson reminds the population that it is important to carry out the usual checks before restarting their heating system for the purpose of ‘winter.
