ARGAN inaugurates an urban logistics site
Montpellier

At the end of May, ARGAN took delivery of a new 4,300 m² logistics site in the town of Castries, a few kilometers north of Montpellier.

This new site is operated by a major retail player under a 6-year firm lease. It is particularly dedicated to e-commerce activity and home delivery to individuals throughout the Montpellier metropolis and its more than 500,000 inhabitants.

Located along the A9 motorway which connects Béziers to Nîmes, the Castries site can deliver to the heart of Montpellier in 15 minutes and to all the municipalities of the Metropolis in less than an hour.

The building includes two halls dedicated to receiving and storing goods, as well as preparing and shipping orders. The multi-temperature site makes it possible to process the entire assortment, from ambient to frozen (-25°C) including fresh (2°C) and fruits and vegetables (8°C). A 500 m² office block completes the whole.

Deartificialization, renaturation and reuse: key words of the project

The ecological aspect of the project was at the heart of ARGAN’s concerns.
The building was built on a 9,000 m² waterproofed site, previously used for outdoor storage of construction materials.
Developed by ADIM Occitanie, a real estate development subsidiary of VINCI Construction, the operation made it possible to de-artificialize 3,000 m² of land and create 2,750 m² of retention basins and green spaces planted with 23 trees and numerous shrubs to renature the site.

The project is also part of a reuse approach: ADIM Occitanie and Sogea Sud Bâtiment, a subsidiary also of VINCI Construction in charge of the work, took care to promote the elements of the deconstructed building for the realization of this project. In total, 36.7 tonnes of CO equivalent2 were saved thanks to the reuse of the metal framework, concrete retaining walls and secondary materials, as part of a partnership with the MAS Réemploi association (construction materials reuse center in Montpellier).
