In October, the average price of an unfurnished 3 1⁄2 in Montreal increased by $146 compared to the same period last year, according to the monthly report from the liv.rent platform.

The average price for this type of housing in the metropolis is $1,743 in October 2024, while it was $1,597 in October 2023. This is an increase of 8.74%.
The average price of monthly rents also increased by $31 compared to September.
It is in Villeray–Parc-Extension that rents increased the most between September and October (+8.13%). The Côte-des-Neiges–Notre-Dame-de-Grâce and Verdun sectors follow with increases of 3.37% and 3.20% compared to last month.
The highest average rent on the island is also in Verdun, with $2,027 per month. The sector with the cheapest average rent in October: Ahuntsic-Cartierville.
Furnished accommodation
In October, the average price for a furnished 3 1⁄2 in Montreal is $1,766.
It is in Hochelaga-Maisonneuve where prices have increased the most compared to September (+14.95%), as well as in Verdun (+10.76%) and in Côte-des-Neiges–Notre-Dame- de-Grâce (+8.15%).
