A Moroccan resident for years, the artist plays the role of promoter by launching a luxury real estate program with homes sold between 500,000 and 1 million euros.

It was this Sunday, June 9, that rapper Gims officially launched his 100 million euro real estate program. For his debut in real estate development, the artist dreamed big with a luxurious project a few kilometers from Marrakech, called “Sunset Village Private Residences”. More than a hundred high-end villas should be delivered from 2026, for unit prices of between 500,000 euros and one million euros.

According to the Forbes site which presented the project, there will be 118 high-end homes of 470 m² of living space installed on a plot of nearly 13 hectares, spread out on both sides of the Amizmiz road. Each villa will also be entitled to land of 400 m² to 1200 m². Let us remember that the author of “Bella” or “Sapés comme Jam” has lived in Morocco for more than 10 years, that he has already worked with King Mohammed VI, even declaring that he had become friends with him and his family. .

3000 m² artificial lagoon

The construction itself would be entrusted to a local company, Horizon Développement, while the architect Lubna el Yazidi, from the Line Architectes agency, will manage the site. Looking at the images of the project, we notice that the villas should adopt a chic minimalist style and above all that there will be an artificial lagoon of 3000 m², rather than a collective swimming pool, giving the impression of being on the beach. Each home will, however, have its own private swimming pool and will have 4 bedrooms, 1 on the ground floor and 3 upstairs. And at the top, each villa will have a roof terrace offering views of the Atlas.

The project is planned in three phases: with 26 lots initially, then the heart of the program with 72 villas and the icing on the cake: the last 20 projects which promise to be the most luxurious. The project could in particular benefit from major events which will concern Morocco in the years to come: namely the hosting of the Football World Cup (with Spain and Portugal) in 2030 and a high-speed train line connecting Marrakech to Casablanca.
