The private residence for seniors (RPA), Domaine des Trois-Pistoles, plans to increase its rental offering by 50%. It begins the third and final phase of its development with the construction of a new building of 17 housing units. A project which will help to somewhat alleviate their waiting list.

A call for tenders was launched on June 11 to find a contractor to construct the building. Submissions will open on July 19. If all goes well, the co-directors, Harold Rioux and Denise Sénéchal, hope to start work around August or September. Construction is expected to take at least a year. The couple therefore expects an opening in late fall or winter 2025.

The project includes the creation of 14 “3 and a half” housing units, 2 “4 and a half” housing units and 1 loft. The new building will not be attached to the other two buildings, it will be perpendicular. So, if you find yourself at the entrance to the Domaine parking lot located at 135, rue de la Seigneurie, the new building will be right opposite.

The board of directors of Domaine des Trois-Pistoles has been working on this new phase for four to five years. A first stage was carried out in 2008 with the construction of 20 housing units. In 2013, 14 apartments were created. With the new construction, the RPA will have a total of 34 rental units.

Until recently, everything was on hold, since the Domaine received no response from the government. He has now received the necessary authorizations for the project to continue from the Ministry of the Environment. This step was essential to ensure that the procedures were compliant due to the wetlands located around the new building.

RESPOND TO THE REQUEST

“With the lack of housing, it will be a plus,” believes the co-director. Currently, the waiting list for housing at the RPA stands at 75 names.

The Domaine des Trois-Pistoles is also part of the rent supplement program. “Those who are on lower incomes have additional help with their housing,” says Mr. Rioux. “This allows seniors to avoid paying rent surcharges like we see everywhere.”

The Pistolois are eager for the project to come to fruition, according to the couple. He shares that he has received many calls from people interested in living in the new housing to come. “It’s a great project and we’re really happy,” says Ms. Sénéchal.

Management was unable to reveal precisely the investments required for the construction of this new building, but they are estimated at several million dollars. However, RPA received grants to help with this major project.
