When we tell you that the Triskel zone is booming… A new real estate project takes shape on the side of this entrance to Loudéac (Côtes-d'Armor).
The promoter ED Promotion, based in Rennes (Ille-et-Vilaine), offers a program of officesfrom 250 m2.
The promotion board has been installed since the beginning November 2024.
A plot of land of 2500 m2
“We signed a promise of sale with Loudéac Communityto reserve land. We are now launching into marketing,” confirms Nicolas Thébaultassociate director with Eric Dalibot.
On a ground of 2 500 m2on two levels, investors and companies will be able to acquire (€2 500 HT du m2) or to rent out offices, up to 1 000 m2 (these are two 500 m plateaus2 divisible).
Indeed, if a company “only” wishes to rent offices, ED Promotion takes care of find investors for the space concerned.
The construction site in 2025?
Yes, yes building permit has just been validated on October 30, 2024 by the town hall of Loudéac, for the moment, no construction site.
We are seeking to market 50% of the real estate project to launch work which could start in the spring of next year, with a view to delivery in early 2026.
The target audience: research firms, accounting firms, temporary employment agencies or even a medical center, for example. “There are no precise criteria. It is a building that can receive the public exterior”.
We identified a demand in Loudéac, knowing that there is no real offer of this type, for renovated and up-to-standard offices.
A strategic site
“We are trying to be present almost everywhere in Brittany, even in smaller towns. Opening up Loudéac with 2×2 lanes and the location of the town is ideal.”
“This may, for example, interest a company that wishes to open an office in the region.”
As a reminder, a few steps away, in this same part of the area, on the gendarmerie side, an IT company should soon begin the construction of its offices.
