A call for projects “on the sale of the Les Dunes campsite, in Urville-Nacqueville » was published this June 4, 2024 by the municipality of La Hague (Sleeve).

” At the price of 380,000 euros net seller, she (Editor’s note: the municipality) wishes to transfer the Dunes campsite land as is (walls and funds) to a professional who will implement a strategy to make the campsite tourist attractive,” we also read in the announcement.

A soap opera with twists and turns

Is a new page about to be written in the soap opera with twists and turns which continues to bury this establishment of 115 pitches on two hectares (mobile homes, caravans and tents), yet essential in the tourist landscape of Cotentin ?

At the end of 2016, La Presse de la Manche echoed the controversy of a closure which imposed on the owners of 35 mobile homes installed to evacuate the premises. Then mayor of Urville-Nacqueville, Yveline Druez highlighted the lack of profitability, only “20,000 euros in revenue per year”, the difficulty of ensuring investments and a management position in the civil service.

Faced with coastal risks

The project is therefore to sell… Rebound in the summer of 2017, with a new coastal risk mapping and the Natural Risk Prevention Plan (PPRN) adopted in 2019.

Three quarters of the campsite are in a submersible zone, just like elsewhere on our coast.

The campsite has however gained one star, rated three stars by Atout Franceits management then entrusted to Maryse Clay.

AOT not renewed

The following year, it was decided to put in place an AOT (temporary occupation authorization) for five seasons. Following a dispute over the maintenance of the site with the managers then selected, it was decided by mutual agreement not to renew this AOT, which ended in January 2024. Since then the campsite has been closed and access is prohibited.

The owners had to, once again, vacate the premises. This was done with anticipation and support, assures Manuela Mahier, mayor of La Hague (Urville-Nacqueville is a delegated municipality).

Before being able to consider putting it up for sale, it was also necessary to return to the thorny point of the PPRN, the campsite being in the red zone, “at high risk”: “We discussed it again with the DDTM, among others, in order to remove all doubts. We have authorization to make this sale. »

A specification to respect

It is also for this reason that a specification accompanies the call for projects; it makes it possible to bring to light the difficulties which arise from it, such as the number of locations which will no longer be able to evolve.

Candidates are thus informed that “in general, the maintenance and management of existing assets on the date of approval of the PPRN are possible as well as the upgrading of existing equipment. The objective pursued is to do not increase reception capacity overall campsite and its vulnerability (property and people). Today, 100 bare pitches and 15 mobile homes have been installed,” it is developed in the specifications which also specify the town planning rules to be respected.

“The potential is indisputable”

“The potential is indisputable, it is a real asset to exploit efficiently, underlines Manuela Mahier, knowing that there are investments to be made, for the campsite and the hut from which we did not wish to dissociate it. »

“It’s not abandonment,” she adds, “but the desire to see an operation commensurate with this exceptional site in terms of development and reception. We try to hold all the right cards in hand. »

The municipality has also surrounded itself with advice from outdoor hospitality professionals to be sure to evaluate the candidates, expected in large numbers, according to the best criteria. The hope is that the site will open again in spring 2025.
