Honotel continues its development with the acquisition from AEW of a new hotel in Marseille, through the exclusive intermediary of Cordillera Capital

The Honotel Group, hotel operator and investor present throughout France and Europe, has just announced the acquisition from AEW of a hotel in the 2e district of Marseille. Acquired by the FPCI Cap Hospitality IV (4e fund managed by Hôtel Investissement Capital), this establishment will have a new identity with the HappyCulture brand and will reopen its doors this fall. Honotel thus strengthens its portfolio and now has 47 hotel assets under management. The acquisition was carried out within the framework of an exclusive sales mandate, entrusted by AEW to Cordillera Capital at the end of 2023, to sell the walls of this operator-free asset.

Located in 2e district of Marseille, this 4-star hotel has 142 rooms with balconies and offers quick access to the Old Port. A renovation program is planned for the common areas (lobby, breakfast room, etc.) and the rooms will be refreshed to meet new decoration trends.

We are delighted to reopen this hotel and we plan to make it a benchmark for Lifestyle hotels in Marseille thanks to the renovations that will be made. This is the 3e acquisition of our Value-Add Cap Hospitality IV fund, still open for subscription indicates Laurent Lapouille, President of Honotel.

We are delighted to have been able to provide AEW with a rapid and concrete response thanks to the Honotel Group. Our preliminary studies allowed us to establish the typical profile of a future buyer, an investor-operator sensitive to the potential of this hotel. Our know-how as an operating partner and our knowledge of the local real estate market were decisive in our research to identify it explains Cyrille Viotte, Managing Partner of Cordillera Capital.

Beyond Cordillera Capital, to finalize this transaction, AEW was advised by the notary office Chevreux, while Hotel Investissement Capital (HIC) relied on the advice of the notary office Monassier & Associés, Valther for the legal and Artelia for the technical aspect.
