The “daughter of UQAM” Hélène Boudreau was allegedly scammed for more than $1.5 million by a real estate developer with links to organized crime.

The 32-year-old sexual content creator, who became known for her controversial graduation photo, allegedly trusted the wrong people in 2021, when she wanted to “diversify her sources of income”, we learn in an introductory motion filed at the end of February at the Montreal courthouse.

It was there that she would have been introduced to a certain Rhéal Dallaire, without suspecting that he would have links to organized crime.

The latter’s luxurious home was also searched last year, at the same time as those of notorious Hells Angels, and the since murdered mafioso Francesco Del Balso.

Nominee

The controversial young woman would have confided to Dallaire that she had difficulty “obtaining standard financing” due to her occupations, we can read.

According to the court document, the promoter then offered his help by suggesting that he act as his nominee.

In confidence, explains the request, Hélène Boudreau would have paid no less than $1,060,969 in a little over a year in order to acquire two triplexes in the Villanova project in the Lachine borough, in Montreal.

Even if it represented all of her savings, she would not have signed any documents, according to the civil suit.

Non-negotiable

Shortly after, a company belonging to Dallaire purchased the buildings for a little more than $3 million, we read, without ever consulting Ms. Boudreau about financing.

The promoter’s wife, Isabelle Gagnon, would also have been involved in the project.

However, according to the request filed by lawyer Jimmy Troeung, the couple did not obtain financing through traditional banking channels, but rather through a creditor who would have offered, with an annual interest rate estimated at 18%, “far from standard bank financing”.

Dallaire then allegedly made her sign a nominee agreement, telling her that she did not have the right to consult a lawyer, that the clauses were “non-negotiable”, and that if she did not sign, she would not be not reimbursed, it is alleged.

“The plaintiff found herself stuck facing the pressure exerted by the defendant Dallaire,” the lawsuit states. If [elle] had been aware of the interest rate requested, as well as other terms, it would never have entered into a contract with the defendants. »

A real fight

Ms. Boudreau considers that Dallaire and his partner made “false representations” and “maneuvers to dissuade her from finding out about her rights.”

In January 2023, the businessman allegedly texted the content creator to call her “innocent”, while warning her to prepare “for a real fight”.

According to the lawsuit, despite her state of “excessive stress and depression”, the “daughter of UQAM” is now demanding to become owner of the buildings by paying the remainder of their value, or at least to be reimbursed for the sums invested.

She is also seeking compensation of $150,000 for the stress and inconvenience she says she suffered.

For his part, Rhéal Dallaire told us that he did not want to comment on the matter, before describing the matter as “comical” and referring us to his lawyer.

A judge will soon hear the case.
