While real estate prices in the Marseille city recorded a clear rebound at the start of the September school year, this good dynamic seems to have slowed down. Over the last three months, prices have shown a slight drop in Marseille and the drop is even greater over a year. Price analysis by Michel Mouillart based on figures from the latest LPI-iad Barometer.
In fact, over the last three months, the price of apartments in old buildings in Marseille decreased by -0.8% or €3,508/m2. Over one year, the drop is more significant: -4.7%, or €3,304/m2.
In detail, the prices of stone in the districts of the Phocaean city are generally decreasing, with the exception of the 10th arrondissement, which is largely residential: +3.3% over one year, or €3,054/m2.
On the other hand, the biggest price drops are recorded in the 13th (-12.1% or €2,929/m2), the 8th (-10.7% or €4,391/m2), the 11th (-10.3%, or €2,558/m2 ) or the 14th arrondissement (-7.2%, or €1,680/m2).
Moreover, on the scale of the metropolis of Aix-Marseille-ProvenceTHE price of houses in the old also decreased over one year: -5.4%, or €4,238/m2 (and -3.3% for apartments, or €3,582/m2).
Same observation in the others towns of Bouches-du-Rhône : -1.2% to Aix-en-Provence (€5,249/m2), -4.7% Salon-de-Provence (2,985 €/m2), -7.1% Aubagne (2,911 €/m2), and even -16.9% at Arles (2 272 €/m2).
