On October 2, the Alsace- Notaries body made public its figures on the evolution of real estate prices in : in our city, the prices per m2 of old apartments fell by 1.1% in one year. year. A decline which reflects a crisis in the real estate sector, but which hides significant disparities by neighborhood.

After a few years of sensing a complicated situation coming for real estate, this time, for the Alsace-Moselle Notaries body, the observation is clear: between July 2023 and June 2024, prices per m2 fell everywhere in the three departments, while property sales collapsed..

Over one year, sales of real estate, for example, fell by 27% across the Bas-Rhin region. The drop in sales volume has therefore not really had an influence on that of prices, thus accentuating a still complicated situation in real estate.

Be careful, however, when simply reading this figure, since over the last five years, prices per m2 in Bas-Rhin have increased by 25.4%! To put it another way: if at the moment, the real estate situation in the department is experiencing price drops, the latter are still much higher than a few years ago, which can explain the drastic decline in sales, the rates interest rates are still currently prohibitive for borrowing.

In Strasbourg, big variations in prices per m2 depending on the neighborhood

In Strasbourg, the drop in prices per m2 of an apartment in old buildings is even less marked than in Bas-Rhin: it is 1.1% between July 2023 and June 2024, to settle at a median price of €3,440/m2. If we compare to a year and a half ago, in March 2023, the median price per m2 of an old Strasbourg apartment was €3,430/m2. In 18 months, the price has therefore only varied by 0.29%, proof of stagnation.

As always, however, this stagnation in prices per m2 varies enormously depending on the districts of Strasbourg. And unlike previous years, we find real surprises:

  • Median prices per m2 in the Petite district are in free fall, decreasing in one year by 14.9%! In the old, the district is now only the 6th most expensive in Strasbourg, with 4,350€/m2.
  • Same drop in the Stockfeld district of Neuhof, where prices fell by 19%.
  • The Esplanade and Cronenbourg East follow the downward trend, with respectively 7.4% and 7.5%, for prices of €3,050/m2 and €2,900/m2.

  • At the opposite extreme, in the Port du Rhin district, prices have exploded, increasing by 17.7% in one year (3,400 €/m2)! Thus, it is now almost as expensive to take an old apartment in Port du Rhin as in certain parts of Neudorf. A sign of gentrification in progress?
  • At the foot of the podium of the most expensive neighborhoods, the Kablé sector takes +7.6% to settle at €4,560/m2.
  • Finally, Krutenau is in the top 3 most expensive districts of Strasbourg, increasing by a further 2.5%, for a median price per m2 of €4,690.

Overall, if we rely on the figures from the Alsace-Moselle Notaries body, we realize that the most expensive districts of Strasbourg are stagnating or continuing to increase their prices slightlywith the notable exception of Petite France. An increase little followed in the rest of the Strasbourg districts, except south of Neudorf, at the Gare and at the Port du Rhin, which made a resounding entry into the ranking. Whatever happens, it is always more and more complicated to find accommodation in Strasbourg today.
