Luxembourg property prices have an impact on the entire border region. The Habitat Observatory compares the costs in Luxembourg with those of the three neighboring countries.

The observation is once again confirmed in a recent publication from the Habitat Observatory. This note compares housing costs in Luxembourg with the situation in the three neighboring countries, Belgium, and Germany.

In the Greater Region, it is in Luxembourg that housing prices are the highest. Especially in the capital and neighboring towns with prices that can exceed 10,000 euros per square meter. The further you go from Luxembourg city, the lower prices fall, with only 5,600 euros per square meter in regions like Wiltz or Echternach.

In France, real estate prices are significantly lower, according to the Habitat Observatory, with 1,794 euros per square meter for an apartment in Lorraine. At the border, on the other hand, the price per square meter can exceed 3,000 euros.

In Belgium too, property prices are higher in the province of Luxembourg than in the rest of the country. And in Germany, some towns along the , such as Palzem or Perl, are above the regional average.

In its note, the Housing Observatory further notes that the Luxembourg real estate market is still under pressure despite recent price drops. This could lead to tensions in the border region, where more and more people, residents and new residents, are having difficulty finding housing.

Among the four countries analyzed, it is in Luxembourg that the population experienced, by far, the strongest growth between 2012 and 2020. During this period, the number of households increased by just over 28%, compared to almost 10% in France, 6.8% in Belgium and only 1.3% in Germany. Household size has remained relatively stable in recent years.
