As the National Agency for Housing Information (Anil) reminds us, “the rent can be revised at the initiative of the lessor once a year, on the date indicated on the lease, or on the anniversary date of the contract if a clause in the lease so provides.”
Owners cannot decide on any increase. INSEE sets the rent reference index (IRL) and it increases by 2.47%, notes Capital.
This IRL, calculated each quarter by INSEE, is indexed to the evolution of consumer prices over the last 12 months, excluding tobacco.
Rent control in certain cities
Rentals can therefore increase by 2.47% on January 1, 2025. This only concerns leases which end during this last quarter of 2024.
Some cities also have a rent control system. Tenants can report abuse themselves to their municipality.
