The small yellow signs alert motorists that something is coming. But you have to get closer to know what it is exactly. From January 6, 2025 at 8:15 a.m. and until February 5, 2025 at 5 p.m., a public inquiry is open regarding the “application for building permit and application for environmental authorization submitted by Logi Esvres with a view to the construction and operation of a warehouse for the storage of combustible materials on the Zac Even'Parc in Esvres-sur-Indre”details the notice of public inquiry, also visible on the front of the town hall.
Occasionally dangerous products
The documents in the file will be accessible there during opening hours, while the investigating commissioner – who will submit his report no later than March 7 – will hold four hours there: this January 6 from 8:30 a.m. to 11:30 a.m., the January 15 and January 28 from 9 a.m. to 12 p.m., February 5 from 2 p.m. to 5 p.m.
The project provides for the construction of a logistics platform of 61,615 m². This is more than the projects opened last year in Sorigny (13,000 m²), or by Daher in Autrèche (24,000 m²) and AB InBev in Neuillé-Pont-Pierre (30,000 m² for the moment).
On Even'Parc, ten cells are planned: nine of 6,000 m² and one of 4,868 m². The warehouse is intended for a warehousing and logistics activity for various products, generally packaged in boxes then filmed on pallets for the storage of combustible materials « in a mixture (mattress, textiles, construction elements, household appliances, books, food products, furniture, etc.) » informs the opinion delivered on November 4, 2024 by the Regional Environmental Authority Mission (MRAe).
In the environmental authorization application file, it is indicated that it is not “no specific storage of dangerous products planned. It is possible, given the diversity of materials considered, that dangerous products in very small quantities could be present on the site on an occasional basis. These are combustible products only stored at room temperature in a so-called dry logistics building. »
From 4 a.m. to 11 p.m., 170 heavy goods vehicles daily
The logistics platform will also include technical premises, offices and social premises as well as a parking lot for light vehicles (181 spaces), an area reserved for the parking of heavy goods vehicles (26 spaces), photovoltaic panels over the entire usable surface of the roof and 58,659 m² of green spaces.
It will operate six days a week, in 3 x 8 shifts from 4 a.m. to 11 p.m., with a calculated flow of 170 heavy goods vehicles and two hundred light vehicles per day, for as many employees. A wildlife sanctuary area is planned next to the building. The presence of a protected butterfly, the Blue Serpolet, has already created sanctuaries during previous phases of development of the Zac.
Here, the logistics platform will not be located in any protected area. These are agricultural lands, located a good distance from the main area sheltering the butterfly. Finally, the creation of habitats favorable to birds is planned as a compensatory measure.
