INVESTMENT – Already modified several times, the rental investment system known as Denormandie has been extended and prolonged with certain key modifications
Almost every housing minister has left behind a tax-free rental investment program to support the supply of housing for the least well-off households. Since 2019, this has been the case with the Denormandie scheme, which aims to revitalize cities marked by very degraded old housing. After rather mixed results, and while this program was due to disappear at the end of 2023, it underwent a new facelift through the law of April 9, 2024, which extends it until December 31, 2027.
Old housing
The Denormandie system targets the acquisition of old housing that is undergoing major renovation work or premises converted into residential use. The worksite must represent at least 25% of the total cost of the operation.
The work must aim to create new living space or improve energy performance by at least 30% (20% in collective housing) or be part of specific renovation work (insulation of walls, roof, windows or change of boiler and hot water production).
If the law gives you time to act, it is however specified that the work must be completed, at the latest, by December 31 of (…) - 20minutes
