Will 2025 mark the end of the real estate crisis? After several dull months, positive signs are emerging. This is at least one of the lessons that can be drawn from the latest LPI – iad barometer.

Soon the curve will be reversed?

The decline in prices in old properties is still ongoing, but 2024 ends with an encouraging fact: the decline slows down sharply. Between May and November, this was divided by three, going from -4.5% to -1.6% year-on-year. In France, we thus obtain an overall price per m² of €3,217.

“The recovery in sales of old housing which began at the start of 2024 was particularly strong at the end of the year” specifies Michel Mouillart, professor of economics and spokesperson for the LPI barometer. We can indeed see that, at the end of November 2024, annual market activity jumped by 16.3%. A rate far from the collapse deplored in 2023, where this same indicator still showed – 32.8%.

Another element highlighted by the study: the revival of the banking offer. The drop in real estate rates since the start of the September school year is starting to bear fruit by greatly facilitating purchasing plans.

Cities against the tide

As always, national statistics mask varying dynamics depending on the territory. Going against the general trend, the figures for January 2025 also reveal cities where the price of existing apartments increases over one year. This is the case for Toulon (+ 2.7%), Lille (+ 1.6%) and Saint-Étienne (+ 3.9%).

Conversely, Paris does not escape the fall (- 4.8%). Similar movements are recorded in Lyon (-5.4%) and Nantes (-4.2%), while Bordeaux stands out at its expense. In twelve months, the Gironde city shows an impressive decrease of 6.9%.
