Will 2025 be the year of acquiring real estate? for some households, while the market is “on the right track” to recovery ? Thomas Lefebvre, vice-president of Data at SeLoger and Meilleurs Agents, details that “in one year, the number of real estate purchase projects has increased by +10%” in 2024 in France, and particularly in cities in the top 10. Large metropolises, including Lille (North)thus recorded an average of 24% more buyers compared to the end of 2023. The attractiveness of the Capital of Flanders thus remains almost intact, even though the price per m² increased in December 2024. How much is it at the start of 2025? Where does Lille stand compared to other cities? Answer.
The price per m² in Lille increased by 0.5% in December: what is it on January 1, 2025?
Last December, therefore, the price per m² in Lille increased by 0.5%. This is, similarly to Strasbourg and Nice, the largest rate of increase over the month in France, as indicated by the national barometer of real estate prices in 2025 by SeLoger. In comparison, this rate of increase is 0.4% in Lyon, 0.3% in Rennes and 0.1% in Bordeaux. Conversely, it fell in Nantes at the end of 2024 (-0.6%), in Toulouse (-0.5%), in Marseille (-0.3%) and even in Paris (-0.1%) .
So, this famous price per m² in Lille? In January 2025, it was established by the barometer of real estate experts at 3 305 €. A significant amount, but which nevertheless places the northern city among the most affordable in France. Indeed, out of the top 10 metropolises (excluding Paris), Lille is in 9th place among the most expensive cities, just ahead of Nantes (€3,302/m²). In order, here is the complete ranking:
- Paris : 9 355 €/m²
- Nice : 5 130 €/m²
- Bordeaux : 4 436 €/m²
- Lyon : 4 362 €/m²
- Rennes: €3,774/m²
- Strasbourg : 3 727 €/m²
- Marseille : 3 621 €/m²
- Toulouse : 3 462 €/m²
- Montpellier : 3 352 €/m²
- Lille : 3 305 €/m²
- Nantes : 3 302/m²
Prices which have remained generally stable in these metropolises, analyzes the study, with a barely observable drop of -0.1% since January 1, 2024.
Note that in Lille, a distinction must be made between Old Lille and the rest of the city. If a 2022 real estate study estimated the average price per m² at 3,563 euros (i.e. a little above that of 2025), that of Vieux-Lille exceeded €5,000 that year.
