Tenants or owners? Price up or down? Apartments or individual houses? Housing in Niortais is a more complex issue than it seems.
Niortais rather owners
Across the Niortais urban community, owners are in the majority: they represent 68% of residents, compared to 31% for tenants. But this hides an almost obvious disparity: there are “only” 53% of owners in Niort, when this proportion is around 80% in almost all other municipalities, and even 93% in Sansais, according to INSEE.
Prices that have increased significantly
In ten years, purchase prices have climbed, in Niort as elsewhere. To buy an apartment, you had to count, at 1is January 2024, €1,905 per square meter, compared to €1,285 ten years previously (+ 48%), according to data from the DVF, the Requests for Land Values which lists sales registered with a notary. The increase is less for houses (+ 41%): prices increased on average from €1,448 per square meter to €2,042.
Niort and its surrounding area nevertheless remain affordable compared to their neighbors: prices are more than twice as high as La Rochelle. In Poitiers, it costs around a hundred euros more.
Rather houses than apartments
26% of Can residents live in apartments, INSEE tells us. Among them, 84% live in Niort. Thus, in the central city, 42% of residents live in apartments. The trend is reversed for all the other municipalities in the conurbation: in almost all of them, the population lives almost entirely in individual houses.
Rents difficult to analyze
For rents, it is much more difficult to have consolidated data. Adil set up an observatory at the start of the year, the figures of which are not completely validated, but give an order of magnitude. Thus in Niort, the average rent for a studio is €352. It is €446 for a T2, and €831 for a T5.
Throughout the metropolitan area, houses are rented on average at a price of €8/m², for a surface area of 89 m².
An agglomeration that was built
In more than 50 years, the number of housing units has more than doubled in the urban area, INSEE tells us. It increased from 28,767 to 65,931 between 1968 and 2021 (+ 129%). If it is in Niort that the greatest number of buildings are being built (17,000 additional homes in 53 years), it is in the inner ring that the development is most spectacular. Thus, Chauray saw its number of homes explode by 1,226%, going from 254 to 3,368.
