There are still places left for the first match of the Olympic football tournament in Marseille. You will nevertheless have to pay between 50 and 80 euros to attend this France – United States, at the Vélodrome, on Wednesday July 24. Among the supporters who bought their ticket in May, some added between 170 and 304 euros per night for the rental of their Airbnb accommodation in Marseille.

Prices down slightly compared to last month (10% on average). This is what the latest monthly barometer La Provence-Lycaon Immo reveals, which monitors the movements of the main short-term rental platforms in Marseille (Airbnb, Abritel and PAP) and reservations during the Olympic events in Marseille (football and sailing). from July 24 to August 8.

“There was a clearly positive effect of the arrival of the Olympic flame”

During the month of May, in six districts (out of seven studied, see opposite), rental companies readjust their prices downward: from -6% in the 9th arrondissement to -12% in the 6th. “This downward trend is not necessarily a bad sign for Marseillecomments Stéphane Daumillare, president of Lycaon Immo. The sectors where the biggest price reductions were made are those which already had high prices (6th, 7th, 8th).“In the 8th arrondissement, for example, with an average price of 304 euros (calculated on the basis of a five-night stay), the overnight stay has certainly plummeted since January (347 euros), but it has especially skyrocketed since last summer: + 66.40%.

Marseille rental companies have therefore taken advantage of this Olympic year to catch up but remain in a strategy “reasonable” compared to the Parisian market. In May, even after a drop in prices observed for several months, the average price calculated by Lycaon is around 177 euros (all districts combined).

And then here, there was a clearly positive effect of the arrival of the Olympic flameanalyzes the boss of the Marseille start-up. Because many reservations were made immediately and this therefore reduced the volumes of goods available. Especially in the 7th, 8th and 9th arrondissements.

The Olympic flame therefore continues to fuel enthusiasm for the Olympic Games. Despite an anxious national climate. “We will perhaps see the effects of the dissolution and these anticipated legislative elections in Juneannounces Stéphane Daumillare. For the moment, this does not put a damper on the Olympics because prices remain high and we also see that the volumes of properties offered for rental are increasing in the 1st and 2nd arrondissements.“.

Proof for the analyst that the Marseillais intend to take advantage of the Olympic opportunity. Has this Olympic Games effect convinced residents of other sectors? Not necessarily. “We studied the movements in the 4th and 5th arrondissements for example. But there were no significant variations. Same for the 11th, 13th and 14th. In the 12th, it’s different, it’s the only district where prices continue to increase.

Exceptional properties, house with swimming pool… tourists “don’t just come there for the Olympics. We have roughly the same typology as vacationers who choose Aix-en-Provence.

One month before the first Olympic event in Marseille, the short-term rental market is doing quite well. If the national political climate does not (yet) have an impact on reservations, it offers rental companies a new phase of respite. The law, carried by the Minister of Housing Guillaume Kasbarian, which aimed to limit the evolution of Airbnb in the face of the proliferation of furnished tourist accommodation, is one of the collateral victims of the dissolution of the National Assembly.
