In , a rebound in real estate prices over the last three months

According to figures from the latest LPI-iad Barometer, the prices of apartments in existing buildings in have finally seen a rebound since the summer. And for good reason: if this increase is more moderate than in provincial towns, it signals the return of buyers who can go beyond the strict borrowing constraints to buy. Price analysis by Michel Mouillart.

If over one year, the (signed) prices of apartments in the old fell by 6.1% to settle on average at €10,303/m2, these rose to +0.6% over the last three months, or €10,135/m2. A moderate rebound but one that can be highlighted!

In detail over the last year, all districts without exception were affected by this drop in prices. Among the most expensive neighborhoodsthe drop in prices was moderate: we note -1.1% in the 6th or 15,222 €/m2, -3.3% in the 7th or 14,320 €/m2, -3.4% in the 8th or 12,186 €/m2 and finally -2.7% in the 9th, or 11,314 €/m2.

On the other hand, the apartment prices fell more significantly in the 2nd arrondissement (-14.2% or €9,701/m2), in the 4th (-9.8% or €12,057/m2), in the 16th (-9.7% or 10 897 €/m2).

In the metropolis of Greater Paristhe price of houses fell by 8.6% over one year (€4,802/m2), and by 6.5% for apartments (€6,997/m2).

At the regional level, where the market benefits from the return of wealthier buyers who have a high personal contribution allowing them to free themselves from the constraints imposed by the Banque de France, sales have increased by 9.8% during the summer.

Even if the market is recovering in Ile-de-Franceapartment prices are struggling to take off.

Nevertheless, since last April, the increase has been noted on a rolling quarterly level and during the summer, the rate of decline thus decreased by 1 point in 61% of Ile-de-France cities. Thus at the end of August, prices increased by 1.1% over three months. This confirms the transformation of the Ile-de-France situation. But given the rate of declines observed so far, the reversal of the price curve will be slower than in the provinces.
