The popular Petite France district in Strasbourg is one of those where the fall in real estate prices was the most significant over the past year, according to notaries who gave a press conference at the beginning of October on the state of the market.
In Petite France, the price of old apartments falls by 15%
In the Petite France district, in fact, the price of old apartments a decreased by 14.9% between July 2023 and June 2024, to settle at 4 350 €/m2*.
It is thus placed in second position among the districts where real estate prices have fallen the most in one year, just behind the Stockfeld (-19 % | 2 210 €/m2) and in front Cronenbourg ouest (-7,5 % | 2 900 €/m2).
On average, the price of old apartments Strasbourg a decreased by 1.1% over a year. It is established at 3 440 €/m2.
Bas-Rhin is doing better than Haut-Rhin or Moselle
More generally, the notaries of Alsace and Moselle noted for these two sectors a clear drop in sales volume over the past year, as well as a drop in prices.
However, the Bas-Rhin “seems more savedwith a drop in median prices of -2.7% for old apartments and -1.6% for houses, while Moselle and Haut-Rhin experienced more significant falls, respectively -4.5% and – 6.1% for old apartments and -5.9% and -5% for houses,” note the notaries.
*These are prices per median m2, which means that 50% of sales were made at a lower price and 50% at a higher price.
