If in recent months, several districts of Paris have seen prices per average m² fall below the symbolic bar of 10,000 euros, some like the 6th (14,867 euros/m²) are still well above it. Some properties for sale even display astronomical prices like this apartment in Saint-Germain-des-Près at 80,000 euros/m²!

An apartment in an 18th century building

Installed in a neo-classical house, built in 1765 and classified as a historic monument, according to the Ménager/Hug agency, this 200 m² apartment is priced at 16 million euros, which according to it would make it the most expensive per m² of the capital.

Very sunny, this apartment near the church of Saint-Germain-des-Près and Deux Magots, faces south and west. With three bedrooms, it offers a clear view of the gardens from its 13 windows. It also has a ceiling height of 3.85 meters.

“Luxurious with preserved period features, from the “” parquet flooring to the ironwork balconies, original fireplaces and Louis XVI wall panels,” boasts the agency.

An astronomical price compared to the neighborhood

The most expensive street in is nearby: rue de Furstemberg has an average price of 24,272 euros per m². And goods are therefore sometimes traded at higher levels.

According to the Immo-data website, in April 2023, a 125 m², 4-room apartment at 7 rue de Furstemberg sold for more than 4 million euros, or 32,400 euros per m². A month later, just opposite number 8, a two-room apartment of 69 m² was sold for 1.65 million euros, or 23,913 euros/m².

Nearby, at 6 rue de l’abbaye, which is on the corner with rue de Furstemberg, a two-room apartment of 90 m² went for 2.872 million euros, or 31,917 euros/m².

But it is still much lower than the 80,000 euros requested for this apartment. Nicolas Hug, who manages the sale, is nevertheless confident: “the very wealthy are looking for this type of property in the 6th and 7th arrondissements between courtyard and garden. This apartment is close to zero faults. We have already had some examples of sales at 70/75,000 euros per m². I think we’ll get there.”
