Since January 1, 2025, accommodation displaying a DPE corresponding to the letter G is prohibited for rental. 8.4% of the real estate stock is affected in Aveyron.
This is a measure aimed at combating thermal sieves, these poorly insulated homes leading to excessive energy consumption. As a result of the Climate and Resilience Law dating from 2021, since January 1, 2025, housing classified G in the Energy Performance Diagnosis (DPE) has been prohibited for rental. According to the Hello Watt platform, a specialist in the issue of energy savings, 8.4% of Aveyron's real estate stock is concerned. This would be the 19th department in France with the most housing classified G. More generally, the south of the Massif Central ranks as a poor performer on average. Since Cantal would have 50% of its housing categorized as energy sieves (classified F or G in the DPE) and Lozère 49%, again according to Hello watt. Regarding Aveyron, Yassine Abdelouadoud, an independent researcher specializing in the energy transition, released a study at the end of 2022, counting around 35,000 thermal strainers in the department, or 27% of the real estate stock.
Housing classified F prohibited for rental in 2028
Even if 52% of poorly insulated and high-consumption housing are apartments, they are nevertheless under-represented in the thermal sieve category since they constitute 60% of the stock. Here is perhaps an explanation for the high number of housing units with poor DPE scores in the Massif Central, more famous for its old stone houses than for its numerous new buildings. In the majority of cases, thermal strainers are heated by electricity (52%) and were built in the 1950s. To put an end to this situation, two main avenues should be explored: change the heating system or better insulate the real estate. In the latter case, insulating the walls from the outside or the attic are two preferred methods. In all these cases, numerous aid measures have been put in place, notably by the State, to support owners and tenants of such accommodation.
One thing is certain, the legislation is expected to become even tougher in the years to come. In 2028, F housing will be prohibited for rental and this will be the case in 2034 for those classified E.
