The mayor of Beaumont (Puy-de-Dôme), Jean-Paul Cuzin (DVC), had promised to renovate the Jean-Zay school, a “thermal sieve” dating largely from the 1950s, with services now offered unsuitable. It will soon be done. Work will start on the occupied site in early 2025, for three years. On the program, an overall rehabilitation to reduce the final energy consumption of the site by 60% in 2029 compared to 2010, an improvement in summer comfort and air quality, and significant work to make existing buildings accessible. to everyone. But also the construction of a gymnasium as well as premises dedicated to after-school activities, and security of the site to avoid intrusions.
PME locales. The 4,700 m2 operation is being carried out as a global performance public market. At the end of the selection process, a group of local SMEs was chosen by the municipality, with the company Peretti, specializing in interior works, as agent. “We are in charge of operating the site for eight years, with a bonus/malus system depending on whether or not we keep our energy performance commitments,” explains Hughes Hortefeux, president of Peretti, who is pleased to have won the market against large groups.
Of the €9.65 million excluding tax, approximately half will be carried out by the group and the other half will be subcontracted by SMEs in the department. To this budget are added €1.34 million excluding tax for design and studies and €336,000 excluding tax for five years of operation and maintenance, plus €130,000 excluding tax for three optional years. The municipality should ultimately be able to benefit from a global subsidy rate of 50%.
At the architectural level, the agencies 3° Est (Clermont-Ferrand) and L'Atelier (Lyon) set out to design a project uniting the nursery school and the elementary classes to create a real school group. The gymnasium, the after-school part, the new playground and the reception area, more secure than the old one, connect these two centers. The same materials – wood and concrete – will be used everywhere and large bay windows will allow kindergarten and elementary school students to see each other.
“This play of transparencies will also offer a view of one of the four green courtyards where certain lessons can take place,” explains Sylvain Marchal, associate manager of 3° Est.
Strong ecological dimension. The gymnasium was also positioned so as to be open to the city, so that Beaumont associations could use it outside school periods. “This is an originality of the project proposed by the Peretti group which we really liked,” notes the mayor who also highlights the optimization of the phasing of the work and the desire of the architects to involve parents, students and staff as much as possible in the project. project. The latter finally has a strong ecological dimension thanks to the integration of wood in the framework and plant wool in insulation, nighttime ventilation and the installation of photovoltaic panels.
