A new residence will spring up in Sartrouville (Yvelines). She should count 198 accommodations ranging from studios to T4, with 350 m² of central green island and two levels of underground parking. It will be located at 48, avenue Georges-Clemenceau, in the Plateau sector, a stone's throw from the theater.
The initiative is supported by Bouygues Immobiliera company which is carrying out another real estate project in progress, just opposite, in rue de Thann.
“Sartrouville is a town with strong appeal, particularly among young people. This is why we seek to offer access to housing for everyone, including first-time buyers. The goal is to break down social barriers. »
This is how the apartments in this residence, named Voltige, will be divided into three categories: 146 will be freely accessible, 31 others in social rentals with the lessor 1001 Vies Habitat and the last 21 in Real and Solidarity Lease (BRS) with the OFS des Yvelines.
“50% of housing under construction is already reserved and 100% of them are first-time buyers », adds Anne-Sophie Pelletier.
20% less than the market price
Bouygues Immobilier insists on the BRS which it describes as “ example solution guaranteeing financial accessibility for more modest households. But what is it about?
“BRS is when land and buildings are dissociated. In our case, the OFS des Yvelines acquires the land and the building is left for free access. This allows buyers to have a price discounted from the market price. »
In other words, the buyer buys the walls but not the land. And this allows a price reduced by 20% compared to the market price: €4,500 including tax per m² for normal accession and €3,600 per m² with the BRS. However, it is important not to exceed a resource ceiling.
Between contemporary and classic
The architecture of the Voltige residence was entrusted to the Huysmans agency. Although work has only started a few weeks ago, the final appearance of the building is already clear.
“The design will be both modern one classicparticularly with its roof which will be attic. There is also an alternation of materials: the ground floor will be made of millstone while the rest of the building will be coated,” concludes the agency management at Bouygues Immobilier.
The work is scheduled to end onsecond quarter 2027.
