Several building permits have been submitted and accepted in the Pratgraussals sector, including two multi-storey collective residence projects with several dozen housing units.

Is this the gateway effect? In any case, the surroundings of Pratgraussals seem to have become one of the key locations for real estate developers. Nearly 100 housing units will be created in the coming months in the area.
In addition to the 43 apartments at the entrance to the park, on the rue Lamothe side (see Friday’s Dispatch), there is a second major program. It is located at the intersection of Captain Julia Street and the road going down to the park. On this 7,762 m2 plot, it is planned to build a residential complex of 56 housing units including a three-story collective building (14.5 m high) with basement and 14 one- or two-story villas.
At the same time, rue Francisque-Poulbot, almost at the corner of rue Lamothe, a one-story building, including four apartments, will be built.
All these permits have been signed since it was certain that work on the footbridge would restart. Is it a coincidence? Still, the prospect that this old project can finally be completed is a game-changer in the sector. Formerly out of the way, it is now a few minutes from Place Saint-Cécile. On foot or by bike of course. Everything being close to nature.
These three programs are part of city policy. They will be built on hollow teeth or on the site of existing buildings. They respond to the Agglomeration’s desire for urban densification and land sobriety. In the draft local housing program for 2025-2030, the entity has set the production of new housing units at 500 per year on its territory.
Finally, they respond to a need for renewal of the city’s housing supply. Here again, these fall within the framework of the program by creating residences where quality of life and ecological transition are taken into account.
There is no doubt that these projects should give other investors the idea. Because in this sector, there are still several hollow teeth.
