Portes du Tarn: with the “France 2030” label, the ZAC hopes to finally be able to take off

It is one of six sites in Occitanie labeled “France 2030 turnkey sites”. The ZAC (concerted development zone) of Portes Tarn which is located between Haute-Garonne and Tarn, on the edge of the A68 motorway, received a boost from the State a few days ago. It was labeled “France 2030 website”, a label which aims at the re-industrialization of France. The system presented in May 2023 by the President of the Republic aims to accelerate the mobilization of quality industrial land by identifying and labeling sites with high industrial development potential.

Saint-Sulpice on the map of France

Roughly speaking: the ZAC is (like 50 other projects in France) now on a map of sites ready to receive industrial projects and this is particularly very practical for foreign investors. The State will be present for this ZAC in terms of engineering, financing, acceleration of administrative procedures and techniques. In addition, each site will benefit from a referent to monitor the progress of the work.

An essential boost for a ZAC which had great difficulty giving birth. Les Portes du Tarn is an activity park in project since the 2000s. It has been slowed down by the Terra 2 project which was initially the flagship project of the ZAC. Terra 2 was a giant warehouse project of 70,000 m2 – 530 meters long, 123 meters wide – on twelve hectares A project officially abandoned in February 2023. ). THE environmentalist associations have just lifted the appeals against the ZAC.

Designed for the economy…

Businesses should therefore move there very quickly. Because this label allows the gates of Tarn to appear on the catalog given to all investors, particularly foreign ones, And that makes the mayor of Saint Sulpice La Pointe proud. “Yes, it’s a pleasure to put Saint Sulpice on the map of France.” The promise, continues Raphaël Bernardin, is that with “France 2030”, everything will go faster. “In public life. The scale of a mandate, six years, is not very long. For an entrepreneur, six months is very long. And so in fact, it is all these procedures that “We are accelerating: building permits, land law instructions. The first half of 2024, we have companies who are in discussions with us to already break ground on January 1, 2025.”

The mayor who announces that he is already in contact with around fifty prospects. Some will go through with it, others will not. And then there are the companies that have already signed. ” There is Vinovalie which is in place. It is still a player that shines at the global industrial level for wine. We have the Duval property company which has retained a space to create a village for businesses, VSEs and SMEs. And finally, we have the building of Bleujour who will begin. The land has already been purchased and reserved. Bleujour which makes a 90% French computer. So cocorico!” And the end of the development of the Tarn gates is planned for 2042.

…built with the environment

150 hectares which are therefore ready to welcome businesses. But not just any, says the mayor of Saint-Sulpice-La-Pointe, Raphael Bernardin. The ZAC really has respect for the environment in its DNA with a slogan “designed for the economy, built with the environment”. ” On this ZAC” continues the elected official “we really have this connotation of work, the environment for the economy. Two examples: the first is the ratio of jobs per hectare. That is to say that it is not just a ZAC with warehouses. We want to find employment, so we make it happen. We give ourselves the means to achieve our ambitions with at least fifteen jobs per hectare. The other point: privileged water treatment in this ZAC since the water is treated in situ and infiltrated in situ.

  • Among the other projects in Occitanie, the former SAM site (12) recently purchased by the Occitanie Region is also among the projects selected. The Gabriélat 2 site in Pamiers (09) is also part of the list.
