End of the Pinel system

With the end of the Pinel system, it is also the end of 40 years of rental investment assistance. The Pinel system “allows individuals investing in new housing intended for rental to benefit from a reduction in their income tax” with several conditions, such as capping the rent, a minimum level of energy performance or the fact that the accommodation will be rented for six or nine years, according to the Ministry of the Economy. This system is therefore finished on January 1st.

Ban on rental of thermal strainers

Housing whose energy performance diagnosis (DPE) has been classified as G, in other words thermal sieves, will no longer be able to have new tenants from January 1.

Important clarification: all leases signed before January 1 remain legal. However, the owners will have to carry out work at the end of the contract.

Implementation of the Le Meur law

With this law, the supervision of tourist rentals is strengthened. The conditions for renting your main residence are tougher. Municipalities will now have the choice to reduce the number of overnight stays authorized per year from 120 to 90 days. They will also be able to impose quotas on furnished tourist accommodation per district, even to the point of completely banning it in certain districts.

The expansion of the zero-rate loan

Although this measure is not official, it has consensus and should be adopted very quickly. This interest-free loan, reserved for first-time buyers, should again be possible in 2025, not only for houses, but also for all new housing, throughout the country, in tense and relaxed areas.
