, , … Here are the real estate prices in November thanks to our live barometer

Are you considering renting in one of the towns on the Côte d'Azur? Thanks to the figures from our exclusive barometer, here is a trend in the Riviera market in November, so you can know everything before you start.

Buying on the Riviera has become more and more difficult. The market is not accessible to all wallets, with several municipalities being among the most expensive in the country. So, it is sometimes easier to turn to rental, even if there too, the path can be tortuous. Indeed, the rental stock is somewhat clogged, due to the complexity of becoming an owner and very high demand.

Now, if you are planning to move to one of the Riviera towns, our -​Press real estate barometer for the month of November allows us to observe certain trends. The first being that the rent in seaside municipalities remains very-​very high: 19 euros per square meter on average in the localities studied here: Nice, Cagnes-​sur-​Mer, Villeneuve-​Loubet, and Saint-​Laurent-​du-​. Grassy too, although it is not coastal. For comparison, the rest of costs around 14 euros per square meter.

However, there are significant disparities between these six municipalities. First we have the most expensive ones. The prize goes to the very attractive Villeneuve-​Loubet. It benefits from its proximity to the Maralpine capital, and in particular its airport. As a result, the median lease for any type of property is 23 euros (excluding charges).

In a second category, we can include Menton (21 euros per square meter) and Nice (20 euros). For the Baie des Anges, it is one euro more compared to October. Then, we have the cities of the Nice metropolis, Saint-​Laurent-​du-​Var and Cagnes-​sur-​Mer, which remain rather accessible, in any case below the local average (18 euros per meter square, all surfaces combined).

Finally, the least expensive city remains, by far, Grasse (14 euros per square meter). But be careful, because it is not because it is the most affordable that it is not subject, like the others, to an increase in prices.

On the contrary, it is even the municipality of Grasse, renowned for its perfumeries, which has experienced the strongest growth over the last twelve months (+13%).

It is slightly ahead of Nice (+12.6%) and Menton (11.4%), which accentuate the gap with neighboring localities. Overall, the increase in rents is visible everywhere, such as in Cagnes-​sur-​Mer (+7.8% over the past year) and especially in Saint-​Laurent-​du-​Var (+9.7 %). As for Villeneuve-​Loubet, it is perhaps the most expensive municipality, but also the one with the least marked increase (+6.7% all the same!)
