Loches and its surroundings are a growing sector,” note for his part Philippe Rocher, manager at Lochois Immobilier. “Prices range between €100,000 and €300,000,” he explains. According to figures from notaries, released in May, house prices nevertheless fell by 14.7% in the South-Touraine town.

The return of negotiation

Philippe Rocher sold a house with basement of 130 m² from the 1950s to renovate for €200,000, two townhouses with terrace or courtyard, for €225,000 and €240,000 or even a pavilion with two bedrooms for €150,000.

While market trends currently favor buyers, “sellers are not ready to lower prices”notes Nadine Carpentier. For his part, Bertrand Fayard, head of the Nestenn agency, notes a differential between the prices displayed and the actual sales prices, a sign of the return of negotiation.

“When a home is well valued and the sellers are reasonable, we sell at the price. Otherwise, sales take a long time and customers end up giving up and selling below the estimate,” he emphasizes.

The campaign is also attractive

“We have a lot of demand in the countryside, explains Bertrand Fayard, head of the Nestenn agency in Loches. Clients sometimes prefer these properties to those in the city center, which are not very isolated, in freestone, without a garden. »

The inner suburbs of Loches remain in demand and prices are not necessarily falling there, says Philippe Rocher, manager of Rocher Immobilier. Among his sales, a stone house with garden and outbuildings for €240.00 or a twenty-year-old pavilion with four bedrooms for €235,000, in Perrusson.

In Beaulieu-lès-Loches, not far from there, the real estate expert managed the sale of a 110-120m² pavilion for €260,000 or even a small house with garage for €125,000.

Properties with large lots

Further in South Touraine, properties also find buyers. Bertrand Fayard de Nestenn reports the sale of a 120 m² house completely renovated for €200,000 in Saint-Flovier or those of two farms in Chambourg-sur-Indre (one hectare and 95 m²) and Saint-Hippolyte for respectively €195,000 and €170,000.

Charming properties remain attractive. “This year I sold a lot of properties with large land”explains Nadine Carpentier, manager of Côté Loire real estate. Among them, a small equestrian property for €126,000, still in Saint-Flovier, sold to a rider who wishes to resume equestrian activity, but also a mill in the town of Genillé for €320,000, in cash payment, that is- that is to say without borrowing from the bank. The customers? People from the south of looking for freshness.

An increasingly recurring situation, explains the real estate manager, while climate change and the significant presence of tiger mosquitoes are disrupting the habitability of the regions.

Rentals: from studio to home, “everything is sought after”

How is the rental market doing? “There is always demand, underlines Philippe Rocher. Young active people in particular. » “It works very well,” confirms Bertrand Fayard, head of the Nestenn agency in Loches.

“Everything is sought after, from the studio at €300 – €340 to the 180 m² house which costs €1,200 to €1,300. » Many rentals are located in the city center, close to services, continues the real estate agent. As the market is tight, rents are more expensive. The average price is between €500 and €850. “As soon as it’s a two-bedroom house, it’s immediately popular. » The energy performance of housing inevitably weighs on rentals. “As the rules tighten, there are fewer goods and prices are higher, continues Bertrand Fayard. As soon as we register a tenant leaving, we try to encourage the owner to make renovations: change a window, change the radiators. We encourage them to do work. »

Some owners of properties classified as F or G, energy performances which will soon prevent the rental of accommodation, prefer to turn to seasonal tourist rental. “Some landlords prefer to spend €5,000 to list their property as an Airbnb rather than renovating and paying €40,000-50,000. »
