The average cost of available rent in Canada has fallen for the first time in three years, even though apartments remain increasingly expensive.

Compared to last year, housing costs tenants 1.2% less, according to the rentals.ca site and the Urbanation agency. In Canada, rent cost on average $2,152 in October 2024.
This data includes rental apartments, but also rental condos and studios. It is moreover these last two types of housing which have seen their prices drop significantly, while that of apartments is still increasing.
“We have to be nuanced. What brings the figure down are studios in rental condos. Overall, what we learn from this report is that the housing available for rental, for people who are looking for housing, remains extremely expensive in Quebec,” the spokesperson explained to TVA Nouvelles. from FRAPRU, Véronique Laflamme.
According to rentals.ca data, the average price for a studio or three-and-a-half apartment exceeds the $1,700 mark. In the case of family housing, the rent exceeds $2,500.
Quebec tenants are not those who have the most reason to celebrate. In Montreal, the decline recorded over the last year is 2.9%, while it is 9.2% in Toronto, 8.4% in Vancouver and 4.7% in Calgary.
Nevertheless, the cost of rent in the Quebec metropolis ($1987) still compares favorably with the average price of rented accommodation in Vancouver ($2945) and Toronto ($2642).
