With credit rates exceeding 4% at the start of the year, 2024 did not get off to the best auspices. Fortunately, over the months, rates have eased, allowing a slight return from buyers, particularly first-time buyers. Thus, there was an increase of 7.12% in the number of potential buyers in the third quarter of 2024, compared to the same period last year, across the entire department.
“If we are still far from the prosperous years when borrowing money was almost free, the year 2024 ends on a much more encouraging note than it started,” underlines Thierry Benedic, president of the eponymous real estate group, which has an agency in Thionville, another in Hayange. He gives us a good indication of the market, established according to his own statistics.
Retreat in the face of the uncertainties of 2024
“We know well that investing in stone requires confidence and a certain visibility into the future, which is logical since it is a long-term purchase, very often made at the end of the year. help from a loan over fifteen, twenty, or even thirty years. However, the year 2024 was not the most reassuring for households, particularly in the highest echelons of the State, leading them to a certain decline in their consumption, including housing. »
Metz remains the most attractive sector in the region, therefore bringing its prices per square meter to fairly high levels. Thus, apartments there have an average price of €2,506/m² while houses stand at €2,498/m².
Houses more expensive in Thionville than in Metz
The average budget there is €186,496 for an apartment of 74 m² and around €351,206 for a house of 141 m². It is in Moselle Nord that negotiations are strongest with approximately 6.85% for apartments and 5.5% for houses. “Houses, historically the most sought-after properties, owe their appeal to their rarity on the sales market. However, with a significant increase in their number, they now represent up to 63% of the properties available in Moselle Nord, becoming the dominant typology. This abundance naturally influenced the price negotiations, testifying to an adjustment of the well-known principle: what is rare is expensive,” explains Thierry Benedic.
-Still on the North Moselle side, prices are much more moderate than in Metz with houses priced at around €2,000/m² and apartments at €1,938/m². Thus, you need an average budget of €242,708 to have a house of 121 m² and €128,393 for an apartment of 66 m² on average.
Thierry Benedict underlines: “If Moselle Nord displays attractive prices, Thionville particularly stands out. Very popular, the city offers prices per square meter close to those charged in Metz for apartments, i.e. around €2,348. On the other hand, houses reach €2,656 per m², or 6% more than comparable properties in Metz! »
