Pas-de-Calais habitat launches into modular housing

The Department had requested the construction of 99 modular housing units in and Frévent. The lessor, Pas-de- Habitat, is entering this sector for the first time, with Bouygues Bâtiment -Est.

Modular housing, also called off-site construction, is a construction method that involves modeling the structural elements of a building and constructing them in a factory before bringing them to the site for assembly. This technique allows a gain in productivity, as Séverine Peulmeule, operations manager at Pas-de-Calais habitat, points out, since construction can be done in series. “This is a new way of designing construction sites, which not only reduces our carbon footprint, but also increases productivity.»

Ecological housing

On an ecological level, the buildings will meet the requirements of the RE2020 label for 2028 and will display an A energy label. They also integrate 60% biosourced materials, mainly wood, with a positive carbon footprint. In addition, each housing can be dismantled once it reaches the end of its life.

For the completion of the first two projects, an architectural competition determined who would be the chosen group. And the prize was won by Bouygues Bâtiment Nord-Est in May 2022. For the group, this project “illustrates our ambition to imagine new ways of building and demonstrates our desire to develop sustainable and innovative constructions. This project is part of a broader approach aimed at thinking about and building housing differently, responding to the challenges of quality of use, scalability, and low ecological impact” explains Yohan Girad, Regional Director of Artois Agency, Bouygues Building
Northeast.

In Arras, 42 housing units will be delivered in October 2025 and 57 in Frévent in January 2026
