Thursday June 6, 2024, SEGRO inaugurated SEGRO Park Élancourt, its first multi-storey business park in France, located in Élancourt in the territory of Saint-Quentin-en-Yvelines (78).

With a surface area of ​​more than 13,000 m², this unique building is made up of 10 cells spread over two activity floors (ranging from 1,000 to 1,500 m2, with clear heights ranging from 6 to 8 m). The first multi-storey business park developed by SEGRO in France, it was designed to offer more space, volume and modularity to its occupants.

Located 25 minutes from Paris and Paris-Orly airport, it benefits from a dynamic area thanks to quick access to the A12, A13 and A186 motorways. This park is also located in the 300-hectare SQY High Tech Cluster, dedicated to high technology and innovation.

This unique building offers true versatility and thus makes it possible to accommodate a wide range of companies, whatever their size and sector of activity: it is suitable for storage, order preparation or other light productive activities. This flexibility meets the requirements of the logistical needs of our time and makes it possible to offer solutions for companies operating throughout the territory.

Today, 70% of the surface area of ​​the park is now occupied, 10 months after delivery of the building in August 2023. Picnic, the successful online supermarket also installed at SEGRO Parc des Petits Carreaux, Rougnon, expert in the trades of thermal engineering, and Vinted Go, an online second-hand platform and also a tenant at SEGRO Park Le Thillay, are among the park’s tenant customers.

The second asset of the park is its architectural quality, characteristic of SEGRO buildings. The facades, designed with noble materials, give the business premises a neat aesthetic comparable to tertiary buildings, and give the spaces a refined and resolutely modern look. This fusion of materials infuses the whole with a contemporary and minimalist aesthetic, shaping an atmosphere that is both elegant and functional.

This building also stands out for its excellent environmental performance, demonstrating the company’s commitment to promoting low-carbon growth. SEGRO Park Élancourt is BREEAM certified « Excellent », rewarding a design that took into account numerous environmental criteria, such as energy and water management, waste recovery, access to sustainable transport or the level of pollution of the site. The presence of green spaces is very strong, with the development of approximately 16,000 m² of landscaped spaces (i.e. more than the rental area) and the greening of the roof, guaranteeing a real quality of life on the site. The site also benefits from a car park with around 190 spaces, 20% of which are pre-equipped with charging stations for electric vehicles.

80 direct and indirect jobs have been created in the area to date thanks to the arrival of the first companies in the park.
