Reunion Island will have to build 172,500 housing units by 2050 according to a study just presented jointly by INSEE and DEAL. This makes an average of 5,900 housing units to be built each year, while 5,100 housing units were completed last year.
In Reunion, if demographic trends and modes of cohabitation continue, 172,500 housing units would need to be built between 2021 and 2050. This is what reveals a a study carried out jointly by INSEE and DEAL, presented this Wednesday, November 13.
The 172,500 housing units are distributed as follows:
- 115,000 for future needs
- 29,500 to meet current needs
Thus, 115,500 housing units would be necessary to support the increase in the number of households. This increase would be:
- for 50% by demographic growth (+5,200 inhabitants per year)
- for 33% by the reduction in the size of households linked to the evolution of cohabitation patterns (more single people, less living as a couple)
- and 17% due to the aging of the population (the share of those aged 65 and over is increasing)
In addition, it would be necessary to build 27,500 additional housing units to take into account two factors:
- on the one hand, among the future constructions, a part will be vacant or intended for second homes
- on the other hand, to renew the existing stock.
To these future needs, there would be 29,500 housing units to be built:
- 21,800 to resolve the current situations of lack of housing
- and 7,700 to resolve the poor housing situations encountered.
Housing needs vary depending on the intermunicipalities of Reunion Island:
- At Cinorwhich accounts for 26% of the island's main residences in 2021, the need for new construction should be particularly significant: 52,200 new housing units would need to be built between 2021 and 2050, or 30% of the needs of the entire island. .
- Within the Casud (16% of main residences in 2021), 26,900 new housing units would need to be built between 2021 and 2050, or 15% of the island's needs.
- To the East (14% of main residences in 2021), 22,500 housing units would need to be built between 2021 and 2050, or 13% of the island's needs.
- If trends continue, le TO (24% of primary residences in 2021) would need more than 35,000 new homes
- And la Civis (21% of primary residences in 2021) would also need more than 35,000 new homes.
