Thanks to our exclusive interactive map Journalyou can discover at a glance where the cities with the most affordable houses are located in Quebec. And we can even see that they are not rare.
According to data from our application which lists all real estate transactions in Quebec, from 1is January to October 31, 2024, more than 54,500 single-family homes were sold across Quebec. Of this number, more than 31,300 homes were purchased for an amount of $450,000 or less. This represents approximately 57% of real estate transactions for the selected period.

Methodology
Using the Journal’s exclusive real estate transactions application, we grouped transactions from January 1 to October 31, 2024 into hyperlocal zones, allowing us to calculate the median home price during this period. The single-family type concerns three types of properties: detached, semi-detached and residential type row.

You have to know where to look
The exclusive interactive map of Journal, generated from data from our application on real estate transactions, shows that Montreal and its surrounding areas are becoming increasingly unaffordable for the majority of households in Quebec.
However, some areas are still attractive to those who have the ability to shop a wider territory.
In the city of Drummondville, in Centre-du-Québec, there are a very large number of affordable real estate transactions. From 1is January to October 31, 2024, 504 single-family homes under $450,000 were the subject of a sale, with a median price of $363,000.
The town of Saint-Jean-sur-Richelieu, in Montérégie, recorded 315 real estate transactions of $450,000 or less during the selected period. This represents 40% of its home sales: in total, 787 single-family properties changed hands, with a median price of $485,000.
What about other major centers?
Gatineau stands out from Trois-Rivières and Sherbrooke by the large number of affordable houses available in its real estate market. By adding up the transactions in all of its neighborhoods, there are 1,164 single-family homes priced at $450,000 or less. For Trois-Rivières there are 822 and for Sherbrooke, 635.
Quebec City also remains very attractive for Quebec households. Of the 2,704 real estate transactions recorded between 1is January and October 31, 2024, 1,906 single-family homes were sold for $450,000 or less. This represents 70% of the agreements concluded.
Affordable homes are not rare
Quebec households can still access property, especially if they can afford to move away from major centers. They have many options when it comes to the region and city where the home that meets their needs (and budget) is located.
