“I believe in the city center, active travel and proximity to services. I’m convinced that people are going to want to live downtown and be close to just about everything. When we build a building, we want to revitalize the neighborhood, bring life, bring people who will make it their own. This is the objective of this project,” explains Félix Hamel, promoter of the Le Radisson project and president of Thrace Valeurimmobilier.
Construction of the Radisson is underway. The main entrance will be located on Bonaventure Street, while that of the underground parking lot will be on Saint-Denis Street. Accommodations should be available by July 1st. It is already possible to book.
The building will offer 3 ½ as well as 4 ½, rented from $1,250 and $1,550 respectively. It will be equipped with an elevator and indoor parking with 27 spaces.
“These are urban apartments. They do not target a clientele looking for luxury. They are a little smaller, compact, and will be aimed at a clientele of young professionals, students and retirees,” explains Mr. Hamel.
It’s an innovative project, he says. “We are going to integrate a building into the city center while respecting the density of the neighborhood with its three floors. The building has a design that fits well with the architecture of the neighborhood, and we will provide services that are sought after in the market, such as spaces that encourage a spirit of community.”
Common spaces are therefore planned, namely a terrace in an interior courtyard with barbecue and tables, a community garden, as well as a multi-service room for coworkingwhich can also be reserved for, for example, welcoming friends.
This building will fill a need, according to Mr. Hamel, who points out that new constructions are not numerous in the city center. “There is a community that wants to live downtown, but also wants to live in modern, energy-efficient housing with amenities like an elevator and an underground garage. That’s what we’re going to offer.”
His team had to be creative and optimize space to offer new housing “at reasonable prices” in a context where construction costs are high, argues Mr. Hamel.
Thrace Real Estate Value has several projects in its pipeline. Other buildings could spring up on vacant lots downtown. They will also have an elevator and underground parking. They could include affordable housing. Thrace Value real estate manages approximately 2,150 housing units in Trois-Rivières.
