In Lyon, a new building will delight its occupants: thanks to its ecological construction, it will allow them to make significant savings.

In Lyon, a building called “Essentiel 22 26” is under construction. This project was presented this Thursday, September 12 by the developer Nexity. This building will be built in the Confluence district. Its special feature? It has no heating or air conditioning. However, it will maintain a constant ambient temperature inside its walls, between 22 and 26 degrees throughout the year.

This feature is made possible by the building’s construction materials. Clay bricks will be visible on the outside to ensure good insulation of the home. Inside, human heat and that produced by household appliances will heat the different rooms.

“The inertia is brought into the building by double brick walls. Next to the windows, we have small shutters that will open and close very gently to guarantee quality air in the home and at the same time limit the air supply which is a bit of an enemy when we want to control the temperature inside buildings,” explained Mathieu Blot of Nexity, to France Info.

A remote controlled temperature

When it gets warmer, a ventilation system can be activated. This is a shutter controlled by a remote computer, capable of measuring the interior temperature. In each room there will be a temperature sensor, a computer and a tablet. The electronic devices will regulate the room temperature by themselves by opening or closing the windows.

“We will have to not open the windows when we might want to and let the automatisms take place,” said Mathieu Blot.

This ecological building will allow its occupants to save money since it will use less than 9 KWh per m2 per year, which will reduce the cost of energy for residents by 4 to 5 times. Note that a backup system has been put in place since the building is connected to a district heating system that will only be triggered if the occupants are unable to use the system in place.

This type of building already exists in Austria and Switzerland, but it is a first in France. The construction of the building should be completed in 2026. The building will have 23 apartments estimated at 3,000 euros per m2, which will be sold under solidarity leases to low-income households. Subsequently, another similar building will be built in La Garenne-Colombes, in Hauts-de-Seine.
