The arrival of a new year often rhymes with new measures. This is the case with the Energy Performance Diagnosis (EPD). Indeed, from 2025, several new features must be taken into account for property owners, whether for sale or rental. The DPE gives the energy and climate performance of a home, using labels ranging from A to G. It thus evaluates its energy consumption and its impact in terms of greenhouse gas emissions. This document is essential when selling or renting a property. If this diagnosis usually lasted ten years, the DPE carried out between January 1, 2018 and June 30, 2021 are no longer valid from January 1, 2025, indicates the website of the Ministry of Ecology. The reason? The method of calculation has evolved. Since July 2021, the so-called “3CL” method (Calculation of Conventional Housing Consumption) has been used, considered more reliable. Please also note that since July 1, 2021, DPEs made after this date are enforceable, that is to say that the liability of the seller or lessor and that of the diagnostician is engaged if there is an error, in accordance with the ELAN law.

Another new feature concerns seasonal rentals. Until 2024, tourist rentals were not subject to the DPE obligation. This new year has imposed a change: it becomes obligatory to provide a DPE rated E or higher for new furnished apartments (…)
