The real estate market is stable in the 16th arrondissement of Paris over one year as of November 1, 2024, with the sale price of apartments increasing very slightly, by 0.6%, to reach €11,279/m2. Relief among real estate agents in western Paris after the dead calm of summer: “The market has been much more active since September and prices are stabilizing”indicates Roger Abecassis, of Consultants Immobilier. Some neighborhoods are more affordable than others, like Auteuil. On average, houses sell for more in this family-friendly district, at €13,725/m2.

Buyers are back, and this concerns French families settling near good schools in the three districts, but also foreigners looking for a pied-à-terre, reassured by the positive image of Paris given by the Olympic Games. “ Properties with a view of the Eiffel Tower are even more sought after since the end of the tests », notes Olivier Castaing, of the Junot agency.
In the 16th centurye district, the Victor-Hugo and Passy districts concentrate all the attention, particularly around the shopping streets and schools, with prices which range from 12,000 to 14,000 euros per m2. “Apartments with the parquet-molding-fireplace triptych, located at attractive addresses, are particularly sought after”, confirms Bérénice Miliotis, of Victor Hugo Immobilier. A 295‑m2 renovated on the second floor of a freestone building on avenue Victor-Hugo found a buyer for 4.65 million euros. “The quiet little streets 100 meters from rue de Passy are on the rise,” notes Olivier Castaing, from Junot, as for this 4-bedroom 154 m2 rue Bois-Le Vent, which was sold for 2.05 million euros at the beginning of September.
