If prices fell by 6% over one year, according to MeilleursAgents, “we are seeing a slight uptick in activity, with the drop in rates”, says Anouk Charreire, head of the Nestenn agency. The most sought-after districts, particularly among investors, are Atlantis and Vilmorin, which offer recent offerings. Studios sell for between 180,000 and 200,000 euros and rent for 650 to 700 euros; 2-room apartments between 220,000 and 240,000 euros with rents at 900 euros and more. In the same area, a young couple bought a 3-room apartment of 62 m² with a balcony and two parking spaces for 270,000 euros.

Little rated so far, the Opéra district should gain momentum with the upcoming arrival of line 18, especially as projects are underway there. In the old one, a 60-m² apartment has just sold for 178,000 euros and can be rented for 800 euros per month. In the Verrières district, it costs 250,000 euros for a 3-room apartment. “On the Villaine side, a twenty-minute walk from the station, a 95 m² house with 370 m² of garden was negotiated for 490,000 euros,” concludes Christophe Meyer, from the Massy-Verrières agency.
