The fall in real estate prices continues its course in Fontainebleau in 2024, at -8.3% for apartments and -3.1% for houses. The sales prices are respectively 4,256 and 4,694 €/m2. With its exceptional heritage, its Grandes Écoles (Insead) and university campuses (Ecole des Mines, IUT -Est Créteil, Sciences-Po), the royal city with its prestigious past has become a student city with an average rent of 15.1 €/m2. Daïnée Maurice, from Espaces Apolitiques, explains that « demand mainly comes from families leaving Paris or the nearby suburbs to settle in a house with a garden, either close to the city center and the International High School, or near Avon station. » In the city center, a 130 m² house on three levels, renovated with a 100 m² garden, was sold for 600,000 euros. “The average price of a house is around 4,500 euros per m²”, estimates Marie de Saint Périer, of the Barnes agency.
