Paris and its region: after a year of decline, real estate prices are starting to rise again

According to the figures from the latest LPI-iad Barometer, the reversal of the signed price curve is confirmed. While over a year, the price of old apartments has fallen in Paris and for the majority of municipalities in Île-de-France, the recovery is certainly slight but noticeable over the last three months. While in Marseille and Lyon the real estate prices in the old have gone up during the summer, the capital also sees its prices finally rise slightly after a long period of decline.

In fact, we note that over a year, the prices of old apartments have fallen by 6.4% (signed prices), to reach an average of €10,440/m2.

All the arrondissements of Paris are affected. First, the most significant price drops were recorded in the 2nd (-15.5% or €9,685/m2), -10.6% in the 16th (€10,820/m2), -9.2% in the 19th (€7,745/m2).

It can also be noted that the drop was less significant in the most expensive districts of Paris. For example: -1.9% in the 6th (€15,086/m2), -3.9% in the 7th (€14,305/m2), -0.2% in the 8th (€12,456/m2).

The beginning of a recovery

And yet, over the last three months, the LPI-iad Barometer reports a 1% increase in signed prices, or €10,280/m2.

At the regional level

Over a year and on a national scale Greater Paris Metropolisthe drop in prices for old apartments and houses was also notable: -7.1% for apartments (€7,011/m2) and -9% for houses (€4,755/m2).

In Île-de-France, most municipalities followed this downward trend. Among the cities of the Paris region the most expensive, we note: -8.1% to Neuilly-sur-Seine (10,703 €/m2), -6.1% at Levallois-Perret (€9,112/m2), -5.7% at Vincennes (€8,950/m2) or -7.6% at Boulogne-Billancourt (€8,590/m2).

But the drop in property prices also affected the least expensive municipalities: -3.7% to Garge-les-Gonesse (€2,192/m2), -2.7% at Teals (€2,235/m2), -6% at Basket-Essonnes (€2,514/m2) or -4.1% at Melun (€2,533/m2).
