Transaction of the week: a former president of Loto-Québec and the SAQ sells in Magog

Every day, hundreds of properties change hands in Quebec, most without us knowing the fine details. That was before we were interested in it… Here is the last transaction that caught our attention.

A prestigious residence, belonging to a former CEO of Loto-Québec, has just been sold in Magog for $4 million, or 13% less than the asking price.

Located on the shores of Lake Memphremagog, this residence has four bedrooms, as many bathrooms, several fireplaces, a veranda and a double garage, all less than five minutes from the village of Magog.

Located at 81, chemin Morency, this property was built in 1975 on land with an area of 46,575 sq. ft.2offering a coastline of just over 150 ft wide on the shores of Hermitage Bay. The listing broker described this place as an “oasis of serenity” where, with its view of Mount Orford, “it is good to extend your evenings”.

This property belonged to the couple formed by Alain Cousineau and his partner, Jocelyne. Close to the Liberal Party of Quebec (PLQ), Alain Cousineau became known as president of the Secor Group (1979 to 1986), then as chairman of the board of the Société des alcools du Québec (1986 to 1995). When Jean Charest was elected Prime Minister in 2003, he was immediately named CEO of Loto-Québec, a position he held until 2011.

Mr. Cousineau purchased this Magog property in May 1999 from Adair Corporation, a company registered in the Antilles belonging to businessman Lucien Rémillard. The latter made his fortune in waste management (RCI Environnement). The amount of the transaction at the time: $650,000, including $35,000 for the furniture.

Twenty-five years later, last July, the Cousineau couple put their house up for sale for $4.6 million. After several price revisions, the residence finally found a buyer in December for $4 million, or 13% below the original price displayed.
