It's the time of wishes, why not wish to invest in real estate, especially in Seine-Saint-Denis? In an exclusive* national ranking published in October 2024, Le Figaro taught us that, on the perimeter of Paris and its inner suburbs, the northern department of the capital would be particularly interesting for, in 2025, buy a studio with a view to renting it.
Behind Hauts-de-Seine and Val-de-Marne
Of the 126 cities in France compared by the newspaper, 7 located in Seine-Saint-Denis stand out. The department does less well than Hauts-de-Seine (9 cities represented) and Val-de-Marne. If only 5 cities from 94 are found in the ranking, they nevertheless emerge well before those from 93, which bring up the rear of the ranking.
That being said, here are the 7 cities of Seine-Saint-Denis, in their order of appearance in the general ranking:
1-Noisy-le-Grand (117e place)
2-Saint-Denis (119e place)
3-Aubervilliers (122nd place)
4-Aulnay-sous-Bois (123rd place)
5-Saint-Ouen-sur-Seine (124th place)
6-Montreuil (125th place)
7-Bobigny (126e place)
*To establish its ranking, the title compared cities with more than 40,000 inhabitants, including at least 1,000 students, the latter being the population most likely to live in a studio. The result is a selection of 126 cities, classified on the basis of the 8 most important criteria for landlords of small spaces.
Among them, gross profitability in October 2024, share of households made up of one person in 2021 or even the evolution of the median rental price over five years.
